Why Bohzo

Why choose Bohzo Accountants in Barbican?

Everything done online

Upload, approve, filed. The whole engagement runs from your phone or laptop, on your schedule rather than office hours.

The price is the price

Before we touch anything for a Barbican client, the fee is in writing — and it stays put. Hourly billing doesn't exist here.

Never miss a date again

Every filing date that applies to you goes in our diary the day you join — and we chase the records, not the other way round.

What makes us different

Online accountants vs the high street

A high-street accountant in Central London typically bills by the hour, meets by appointment and prices each extra question. Our model inverts that: the fee is fixed and written down before work begins, questions are part of the service rather than billable events, and everything happens online — the reason Barbican pays the same as everywhere else.

There's no office to fund in Barbican and no office to visit: records travel through our secure portal or WhatsApp, approvals happen on your phone, and filings go to HMRC and Companies House electronically. You get the same qualified work — minus the overheads, the travel and the surprises on the invoice.

Serving Barbican

The same service in Barbican as anywhere — by design

We built this service so that someone in Barbican never pays a premium — or accepts worse service — because of geography. Same specialists, same published fees, same speed, wherever in Central London you are.

Being in London, Barbican clients often come to us comparing against firms charging central-London rates for the same compliance work. The work is identical; the overheads aren't — and since we carry no premises anywhere, our fees don't care about postcodes.

Questions

Barbican landlord & property tax FAQs

How does mortgage interest relief work now?

Under Section 24 you can't deduct mortgage interest from rental profits — instead you get a 20% tax credit. Higher-rate landlords pay noticeably more than under the old rules, which is why the sums (and the company question) deserve proper attention.

Should I hold my properties in a limited company?

Sometimes. Companies deduct interest in full and pay corporation tax rates, but you face costs extracting profits and potentially CGT/SDLT moving existing properties in. We'll run your actual numbers — the honest answer is 'it depends', and we'll show you on what.

What expenses can landlords claim?

Repairs and maintenance (not improvements), agent fees, insurance, ground rent, utilities you pay, advertising, accountancy, and travel for property management. The repairs-versus-improvements line is where most mistakes happen — we police it carefully.

Do I need to visit an office in Barbican?

No — there's nothing to visit and nothing to print. We're an online firm: records go through our secure portal or WhatsApp, and everything is filed electronically. It works the same whether you're in Barbican or anywhere else in Central London.

I searched "landlord tax near me" — is this service really local to Barbican?

Barbican is fully covered, yes. The work is done online, which in practice means more local than an office: same-day replies instead of appointment slots, and the same published fixed fee whether you're in Barbican town centre or the edge of Central London. If you'd rather talk it through first, WhatsApp us — a real person answers.

Who will actually handle my landlord tax?

Bohzo Accountants — a trading name of Bohzo Ltd, a registered UK company (No. 15031604). You get a named contact, a fixed fee in writing, and nothing is filed until you've reviewed and approved it.

How do your fixed fees work?

You tell us your situation, we quote one fixed price in writing before any work starts, and that price never changes mid-job. If your case is unusually complex we'll say so up front and agree a different fixed price — but the fee is always agreed before we begin, never after.

Worth knowing

Things worth knowing before your next filing

Corporation tax dates work differently

Company deadlines run off your accounting year end, not the tax year: corporation tax is payable nine months and one day after year end, and the CT600 return is due twelve months after. Confusingly, the payment is due before the return — a sequencing quirk that catches new directors.

IR35 and working through a company

Status under IR35 turns on the reality of the engagement: control, substitution, mutuality of obligation. Contracts matter, but working practices matter more. A written status assessment for each engagement is cheap insurance.

Payments on account, decoded

The July payment on account is the forgotten deadline: no return is due, but money often is. We diary it for every client it applies to, because HMRC charges interest from the day it's late even though nothing was "filed" late.

The 31 January deadline, without the panic

Online Self Assessment returns are due by 31 January, along with any balancing payment — and HMRC's £100 penalty applies the moment the deadline passes, even if you owe nothing. Most Barbican clients who come to us in January still file on time; the records just need to arrive before the last week.

Allowable expenses: claim what's yours

Most self-employed people under-claim. Use of home, mileage at HMRC's approved rates, phone and broadband apportionment, trade subscriptions, training that updates existing skills — legitimate deductions left on the table add up to real tax overpaid year after year.

When HMRC writes to you

Most HMRC letters are routine — a statement, a code change, a reminder. The rule is simple: never ignore one, and never panic over one. Forwarded to your accountant the day it arrives, almost every letter is a five-minute job.

The VAT registration threshold

The £90,000 VAT threshold is measured over any 12-month rolling window, so a strong few months can tip you over mid-year. There's a 30-day window to register once you cross it; miss that and HMRC can backdate the liability to when you should have registered.

Dividends: the allowance is small now

The best salary-dividend mix moves with each year's thresholds and your other income. Setting it once in April — rather than guessing through the year — is one of the simplest pieces of planning a director can do.

General guidance, not personal advice — thresholds and dates change. For advice on your own position in Barbican, message us and we'll answer against your actual numbers.
