Accountants for construction
Construction runs on two tax regimes other industries never meet: CIS, which withholds tax from every subcontractor payment, and the VAT domestic reverse charge, which upended who charges VAT to whom in the supply chain. Get either wrong and the errors repeat monthly. A construction accountant makes both boring — which in tax is the goal.
How we handle it
For subcontractors: registrations, deduction tracking, and year-end returns that recover the routine over-withholding (refunds of £1,500+ are normal). For contractors: verifications, monthly CIS returns from £30, gross-status applications, and payroll that understands site realities. For firms: the whole stack, priced fixed.

Terms you'll meet along the way
CIS deduction statement
The monthly statement contractors must give subcontractors showing gross pay and tax withheld — the core evidence for refund claims.
Gross payment status
The 0% deduction rate for subcontractors who pass HMRC's turnover and compliance tests — you're paid in full and settle tax through your own returns.
Verification
The check contractors must run with HMRC before first paying any subcontractor, which dictates the deduction rate: 0%, 20% or 30%.
Making Tax Digital (MTD)
HMRC's regime requiring digital records and software-filed returns — long mandatory for VAT, arriving for Income Tax from April 2026.
Flat Rate Scheme
Pay HMRC a fixed percentage of turnover instead of tracking every input. Simpler, but the 16.5% limited-cost-trader rate killed the old easy win for many.
Input vs output VAT
Output VAT is what you charge customers; input VAT is what you pay suppliers. You hand HMRC the difference — which is why missed input claims are pure loss.
Penalty points
Each late VAT return earns a point; at your threshold (4 for quarterly filers) every late return costs £200. Points expire after sustained good behaviour.
RTI
Real Time Information — the rule that HMRC must receive a payroll submission on or before every payday, not at year end.
Accountants for construction: your questions answered
How does the VAT domestic reverse charge affect my invoices?
Between VAT-registered businesses in the CIS chain, the customer accounts for the VAT — your invoice states 'reverse charge' and charges none. End-users and consumers stay normal. The cash-flow effect surprised the industry: VAT you used to hold until quarter-end no longer passes through you. We set your invoicing and returns up correctly for your position in the chain.
What records do I need for a CIS refund claim?
Your monthly deduction statements from each contractor (chase them — they're legally required to provide them), income records, and expenses: mileage between sites, tools, materials you supplied, PPE, phone. Missing statements can be reconstructed from bank records and HMRC's own data; incomplete paperwork rarely blocks the refund, it just slows it.
When can I get gross payment status (0% deductions)?
HMRC tests turnover (£30k+ labour per director/partner), a clean compliance record, and proper business organisation. It transforms cash flow — paid in full, taxed later through your own returns. We pre-assess candidly (the compliance test is stricter than people expect) and handle the application when you'd pass.
How much CIS refund am I owed?
Most subcontractors have 20% deducted at source all year — usually more than their final tax bill once expenses and the personal allowance are counted. Refunds of £1,500–£3,000 are common, claimed through your Self Assessment.
How quickly will my refund arrive?
Once the return is filed, HMRC typically pays CIS refunds within 2–6 weeks. We file promptly after 6 April so the claim is in the queue as early as possible.
What happens if I work without registering?
Contractors must deduct 30% from your payments instead of the registered 20% — a third of your money gone until you claim it back through a tax return, often a year later. Registration protects your cash flow immediately; it's usually confirmed within days.
Am I a contractor or a subcontractor?
Pay others for construction work and you're a contractor, with verification and monthly-return duties. Get paid for construction work and you're a subcontractor. Plenty of firms are both — the combined registration covers it.
When do I have to register for VAT?
When your taxable turnover in any rolling 12-month period passes £90,000 — a rolling test, not your accounting year, and the most common way businesses get caught out. We monitor it for bookkeeping clients automatically.
Which VAT scheme is best for me?
It depends on your margins and customers. The flat-rate scheme suits some service businesses; cash accounting helps if customers pay slowly; standard suits most. We'll compare them for your numbers before registering you.
I'm the only employee of my company — do I need payroll?
If you pay yourself a salary, yes — you need a PAYE scheme and RTI submissions even for one person. Director-only payroll is our most popular package at £25/mo, and we set the salary at the most tax-efficient level for you.
What is auto-enrolment and does it apply to me?
Every employer must assess staff for a workplace pension and enrol eligible employees. Even if your only staff member is you as director, you have duties to declare. We handle assessments, letters and declarations as part of the service.
What's included in the monthly fee?
Everything listed in your package, with no metering: accounts, tax, bookkeeping, and VAT/payroll on the larger plans. Questions and calls are included too — we'd rather hear about a decision before you make it than fix it after.
We already have an accountant — is switching painful?
No. You tell them you're moving; we handle professional clearance and record transfer. Most switches complete inside two weeks, and the health-check fee is refunded when you join.
