CIS accountant

The Construction Industry Scheme deducts tax before you ever see it — 20% off every payment if you're registered, a punishing 30% if you're not. A CIS accountant works both ends: subcontractors usually have a refund waiting (deductions overshoot the real bill once expenses are claimed — £1,500+ back is typical), and contractors need verifications, deduction statements and monthly returns filed without fail.

How it works

From first message to done

1. Tell us your situation

WhatsApp or the form — a few sentences is enough. A real person replies the same working day.

2. Fixed quote in writing

One price for the job, confirmed before anything starts. Complex case? We say so now, not on the invoice.

3. Records over WhatsApp or portal

Photos of documents are fine. We chase whatever's missing — that's part of the job, not yours.

4. Approve, we file, you're done

You review everything first; filings go to HMRC or Companies House electronically with same-day confirmation.

Jargon, translated

Terms you'll meet along the way

CIS deduction statement

The monthly statement contractors must give subcontractors showing gross pay and tax withheld — the core evidence for refund claims.

Gross payment status

The 0% deduction rate for subcontractors who pass HMRC's turnover and compliance tests — you're paid in full and settle tax through your own returns.

Verification

The check contractors must run with HMRC before first paying any subcontractor, which dictates the deduction rate: 0%, 20% or 30%.

UTR

Your Unique Taxpayer Reference — the 10-digit number HMRC issues when you register for Self Assessment. Lifelong, and needed for every return.

Payments on account

Advance payments toward next year's tax, due 31 January and 31 July, triggered once your bill passes £1,000. The first year they apply effectively bills 150% at once.

SA100

The main Self Assessment return form. Supplementary pages bolt on for employment, self-employment, property, capital gains and foreign income.

Balancing payment

The difference between what your payments on account covered and what the year's tax actually was — settled each 31 January.

RTI

Real Time Information — the rule that HMRC must receive a payroll submission on or before every payday, not at year end.

Questions

CIS accountant: your questions answered

How much CIS refund am I likely to get?

Subcontractors on 20% deductions with normal expenses — mileage, tools, materials, insurance — typically see £1,500–£3,000 back for a full year. The deduction is calculated on your labour before any expenses or your personal allowance, so overpayment is the default outcome, not the exception.

How fast does the refund arrive?

We file the return as soon as your records and deduction statements are together; HMRC usually pays out in one to four weeks after filing. Filing in April rather than January means the refund lands months earlier — same money, sooner.

I'm a contractor — what are my CIS duties?

Verify each subcontractor with HMRC before first payment, deduct at the rate HMRC specifies, issue deduction statements, file a return every month (even a nil one), and pay the deductions over. Miss a monthly return and penalties start at £100 and stack. Our monthly service runs the whole cycle.

How much CIS refund am I owed?

Most subcontractors have 20% deducted at source all year — usually more than their final tax bill once expenses and the personal allowance are counted. Refunds of £1,500–£3,000 are common, claimed through your Self Assessment.

How quickly will my refund arrive?

Once the return is filed, HMRC typically pays CIS refunds within 2–6 weeks. We file promptly after 6 April so the claim is in the queue as early as possible.

What happens if I work without registering?

Contractors must deduct 30% from your payments instead of the registered 20% — a third of your money gone until you claim it back through a tax return, often a year later. Registration protects your cash flow immediately; it's usually confirmed within days.

Am I a contractor or a subcontractor?

Pay others for construction work and you're a contractor, with verification and monthly-return duties. Get paid for construction work and you're a subcontractor. Plenty of firms are both — the combined registration covers it.

What does the £129 fee include?

Preparation and online filing of your full SA100 return, including the supplementary pages your situation needs. If your return is more complex — rental income, capital gains — the packages above show the fixed price, and we confirm it in writing before starting.

I've missed the deadline — can you still help?

Yes. Late returns are common and fixable: we prepare and file the outstanding return quickly, and where there's a reasonable excuse we help you appeal penalties. The sooner it's filed, the sooner the penalties stop growing.

I'm the only employee of my company — do I need payroll?

If you pay yourself a salary, yes — you need a PAYE scheme and RTI submissions even for one person. Director-only payroll is our most popular package at £25/mo, and we set the salary at the most tax-efficient level for you.

What is auto-enrolment and does it apply to me?

Every employer must assess staff for a workplace pension and enrol eligible employees. Even if your only staff member is you as director, you have duties to declare. We handle assessments, letters and declarations as part of the service.
